The hotel required critical infrastructure upgrades but aimed to complete them without incurring major upfront capital costs or additional debt. Rising utility expenses, equipment wear and operational inefficiencies created financial pressure while risking guest comfort and long-term building infrastructure.

To address aging infrastructure and rising energy costs, Sheraton Baltimore North implemented Ecosave’s comprehensive building modernization strategy focused on efficiency and system optimization. Key upgrades included redesigning and replacing outdated air handling units, refurbishing 20 existing air handlers and retrofitting over 600 light fixtures with high-efficiency LED technology. An intelligent kitchen hood control system was installed to regulate airflow based on cooking demand, while a variable flow chilled water system reduced HVAC energy use. Guest room energy management controls were deployed across all 283 rooms and integrated with the hotel’s booking system to optimize HVAC operation based on occupancy. These improvements were coordinated through a centralized building automation system, enabling real-time monitoring, improved operational efficiency and measurable energy savings.
