Time Equities reduce energy consumption by 55%, with only an eight-month implementation period with Ecosave

New York City-based real estate investor/developer, Time Equities Inc. (TEI), has steadily been implementing sustainability initiatives throughout its international property portfolio, aiming to improve building performance and add value to their assets.

TEI looked to Ecosave to deliver energy savings at its 315,000-square-foot office complex in Kettering, Ohio. The Ecosave team developed a holistic set of energy conservation measures resulting in a 55% drop in energy consumption – savings that Ecosave guarantees year-on-year.

Implementation was completed over an eight-month period with no disruption of services to the building occupants. Since the commencement of the service period, savings are higher than what was guaranteed.

THE SOLUTIONS IMPLEMENTED AT THE KETTERING CAMPUS INCLUDE:

  • New comprehensive web-based Building Automation System (BAS). Incorporates Ecosave’s advanced state-of-the-art control strategies, avoiding simultaneous heating and cooling, maximizing air side economizers (free cooling), building warm-up and end-of-day coasting, full integration with lighting control system, alarms via email and text messages, trending of all data points for future analysis/analytics
  • Separation of domestic hot water from main building heating boilers and heat exchangers eliminating the need to operate the larger low efficient boilers during the warmer months. This measure included the installation of a new high-efficiency condensing boiler
  • Variable Frequency Drives (VFDs) on pumps and fans, controlled via the new BAS, analyzing the building’s heating and cooling requirements to minimize energy consumption while maintaining comfort conditions for staff and visitors
  • EcosaveWatch software platform allows for detailed Analytics-based ongoing commissioning services. Trending every point in the BAS enables in-depth analysis of plant operation providing an increase in energy efficiency plus also predictive maintenance of key equipment reducing plant downtime
  • Upgrade of all 5800 light fixtures to Light Emitting Diodes (LEDs). LEDs with their expended life span of 3-5 times that of standard fluorescent lighting, drastically reduces both energy consumption and building maintenance costs
